Budget planning

Plan the scope before the number

A useful bathroom budget starts with what is being changed, what is staying, and which selections are included. We prepare written estimates after seeing the room.

Start here

Compare scope before comparing totals. A shower-only remodel, a tub conversion and a full bathroom remodel include different trades, materials and unknowns, even when the rooms are the same size.

Three common scopes

01

Shower-only remodel

Typical inclusions

Shower demolition, substrate preparation, a compatible waterproofing assembly, finish surfaces, fixtures and glass within the agreed shower area.

Clarify in writing

Vanity, toilet, room-wide flooring, lighting and layout changes unless added to the written scope.

02

Tub-to-shower conversion

Typical inclusions

Tub removal, drain and valve work required by the selected layout, shower base or pan, waterproofing, wall finish and enclosure.

Clarify in writing

Work outside the former tub footprint, hidden-condition repairs and room-wide finish upgrades unless specified.

03

Full bathroom remodel

Typical inclusions

A coordinated written scope covering demolition, layout, plumbing, electrical, ventilation, wet-area construction, cabinetry and finishes selected for the room.

Clarify in writing

Work in adjacent rooms and unforeseen concealed conditions unless the scope specifically includes them.

What drives the final price

Labor and site conditions

  • Moving drains, supply lines, walls or electrical
  • Subfloor, framing or moisture damage found after demolition
  • Curbless entries and other structural preparation
  • Tile layout, material, size and substrate preparation

Materials and allowances

  • Fixtures, cabinetry, countertops, tile, glass and hardware
  • Whether selections are fixed items or allowance amounts
  • Delivery, lead times and product-specific installation needs
  • Manufacturer coverage that applies to selected products

Written approval for changes

The estimate should identify inclusions, exclusions and allowances. If a hidden condition or requested change affects price or schedule, the change should be described and approved in writing before the added work proceeds.
